EL PASO SELLER GUIDE · SEPTEMBER 2026

What should you do before selling your home in El Paso?

A short list of decisions to make before the photos and the for-sale sign.

Before you list, focus on the items that change how buyers understand your home and how confidently you can respond to an offer. Here are five useful starting points.

1. Start with a local pricing conversation

Look at recent comparable sales and the homes currently competing for the same buyers. Condition, layout, location, and timing all matter. An online estimate may be a starting point, but it does not walk through your property or explain the terms behind a sale.

2. Walk the property like a buyer

Make a list of known issues, maintenance items, and features you want to highlight. You do not need to renovate everything. Discuss which repairs may affect financing, inspections, or first impressions and which projects are unlikely to pay back their cost.

3. Get ready for photography and showings

Clear counters and walkways, clean the windows, check lighting, and put away personal paperwork and valuables. Good photos help buyers understand the space. Make a showing plan that works with your household before the listing goes live.

4. Estimate what you may receive at closing

Your asking price is not your proceeds. Review your mortgage payoff, expected closing costs, any negotiated concessions, repair plans, and moving costs. Your final numbers depend on the accepted contract and closing statement.

5. Agree on an offer strategy before offers arrive

Think about the closing date you need and how you will weigh financing, contingencies, and concessions. The highest price is only one part of an offer. When you know your priorities in advance, it is easier to compare terms calmly.
